What are the steps to buying a home?

So, thats a look at how we can help if you are looking at buying a home, but what are the steps involved in buying a home? Well, let's take a brief look at the various different milestones and steps to buying a home, with links to more detailed information...

Step 1 | Determine how much you can afford to borrow...

The first step and milestone when it comes to buying a home is finding out how much you can afford to borrow, and it's vital you don't borrow more than you can afford to repay!

So, why not give one of professionally qualified Mortgage Advisors a call on Freephone 08000 282 281. We'll assess your circumstances and requirements and arrange for an in-principle agreement from a Mortgage Lender as to how much you can afford to borrow, based on the information you provide to us. For further reading take a look at our Mortgage Glossary articles on Mortgage Affordability and Income Multipliers.

Step 2 | Find your ideal home...

This is one of the best bits of buying a home! Searching for a property to call your home can be great fun, although it can take a long time to find the home that's right for you! However, it's usually worth putting the time and effort in to find the right place in the right location, bearing in mind you may be living there for years to come!

There are lots of other factors that need to be taken into consideration other than your requirements for the property itself. For instance, you might need to take into account the proximity of your work place, local schools, public transport facilities, and local amenities such as shops.

Step 3 | Make your offer...

So, you've found your dream home and it's time to make the seller an offer. You will need to contact the seller's Estate Agent and let them know how much you are prepared to pay. Your offer does not necessarily have to match the seller's asking price, particularly if the property has essential repairs which need to be carried out!

The seller's Estate Agent will notify the seller of your offer. If your first offer is not accepted by the seller, then it's not necessarily 'game over'! Simply put in an increased offer, assuming you are prepared to and can afford to do so, and repeat if necessary - there is no limit to the number of times you may make an offer!

Step 4 | Arranging a tailor-made mortgage solution...

When your offer is accepted by the seller, talk to us here at Shire Direct about arranging a tailor made mortgage solution designed to suit you, your needs, your requirements, your circumstances and your aspirations.

We'll also discuss arranging your mortgage repayments, as well as appropriate payment protection. We will usually help you to complete all the necessary forms to make application for the purchase of your home.

Step 5 | Appoint your legal representative (i.e. your Mortgage Solicitor)...

For your legal protection, as well as for the protection of the Mortgage Lender, you will need a Solicitor to act on your behalf. Shire Direct can choose and appoint a specialist Mortgage Solicitor as part of our service if you so choose.

Step 6 | Arranging a Property Valuation Survey...

We'll guide you through the different levels of Property Valuations / Surveys such as the Basic Valuation, the Home Buyers Report, and the Building Survey. We feel it is often a good idea to have an independent survey carried out on your potential new home to ascertain if there are any potential problems to the property's structure and identify any essential repairs that need to be carried out.

Why not take a look at our Property Valuation types article in our Mortgage Glossary for further reading and information.

Step 7 | The Mortgage Offer is made...

This is the next major milestone when it comes to buying a home. The Mortgage Lender will usually make an offer of Mortgage once they have completed all their necessary checks and the property has been valued.

Step 8 | Local Searches are carried out...

For your protection, it is the duty of the Mortgage Solicitor arranged in Step 5 to carry out HM Land Registry Searches and other local land searches, such as a Coal Mining Search.

Step 9 | Exchange of Contracts...

Almost there! Exchange of Contracts is agreed between your Solicitor, and the Solicitor acting on behalf of the seller. This is a crucial stage as once you have Exchanged Contracts, you are legally committed to go ahead with the purchase!

Step 10 | Mortgage Completion...

The finishing line is in sight! At this stage your solicitor will request the mortgage funds from the mortgage lender to complete the purchase.

Step 11 | Move in...

And finally, after all the hard work of unpacking your boxes, arranging your furniture and getting the television plugged in, you can finally relax, put the kettle on and have a well-deserved cup of tea!
