The Drainage and Water Search explained and details of our available Mortgage assistance!

A Drainage and Water Search is one of the searches your solicitor must carry out in order to enable him to prepare the Report on Title for the Mortgage Lender to check, prior to them releasing the mortgage funds to the solicitor.

Here we take a closer look at the Water Search (or the Drainage and Water Search to give it its full and proper title), it's purpose and the type of information it contains. We also look at our available Mortgage help, should you be looking for a Mortgage!

What is a Water Search?

So, as we mentioned above, a Water Search is one of the property searches your mortgage solicitor must carry out so as to enable him to prepare the Report on Title for the Mortgage Lender to check prior to them releasing mortgage funds to the solicitor.

What type of information will a property Water Search reveal?

A property Water Search confirms information regarding how the property receives its water, the location of the public sewers, and how this information may affect your plans for your new property.

The Drainage and Water Search details the following information:

  • Confirmation of whether or not the property is connected to the public water supply.
  • Confirmation as to how the property is charged for water and wastewater services, that is if the property is metered, or if the services are unmeasured, and thus charged by rateable value.
  • Confirmation that the property is connected to the public sewer, or whether waste is held in a sealed tank, septic tank or other means of disposal. If so consents may be needed.
  • Confirmation if the property is close, or affected by water mains or public sewers.

The information disclosed in the Drainage and Water Search results are crucial to you as a purchaser, as it could restrict the future use of the property or developments, extensions etc.
