So, 'What is the Title Information Document?' you may well be asking if you are reading this. The Title Information Document is quite probably one of the most important new documents devised by HM Land Registry since the Land Registrations Act of 2002 came into place in 2003.
This document has now replaced the Charge Certificate (or Land Certificate), and the Title Deeds package. It is computer produced from HM Land Registry's enormous computerised registry of property records and dealings.
The Title Information Document is the proof of change of ownership issued by the Land Registry to the mortgage provider on issuance of their funding, (or directly to the registered proprietor if there is no mortgage) on transfer of the property, as proof of transfer of ownership of land.
