Specialist Mortgage Lenders and how Shire Direct can help with specialist mortgage lending facilities!

Specialist Mortgage Lenders fall into several categories and usually offer a "non-mainstream" mortgage or loan product for a particular market niche.

Below, we'll explore the different types of Specialist Mortgage Lenders and lending facilities as well as take a look at how we can help with our extensive range of mortgage plans available from our portfolio of specialist lenders.

What are Specialist Mortgage Lenders?

When it comes to obtaining mortgage funding, we here at Shire Direct recognise that everyone's needs, requirements, circumstances and aspirations are different, we're all unique afterall! As such, many borrowers have needs and requirements that may be classed as being specialist.

Some Mortgage Lenders choose not to provide mortgage funding facilities to those with specialist requirements, and only cater to those who might be considered as the "norm" or "mainstream".

However, all is not lost for those with specialist mortgage lending requirements!

Here at Shire Direct, we've managed to develop an extensive portfolio of specialist lenders who are able to offer a wide array of mortgage lending facilities to cover all kinds of different situations, including help for those who may find themselves, for whatever reason, in need of specialist mortgage funding.

Mortgage Products available from Specialist Lenders

Specialist Lenders fall into a number of different categories and usually offer a non-mainstream or non-conforming mortgage or loan product for a particular market niche.

Within our extensive portfolio of lenders, we have a selection of Lenders who specialise in one or more of the following product types:

  • Adverse Credit Mortgages
Sub-Prime Mortgage Lenders will consider borrowers who may have an Adverse Credit History or have a poor credit score, that are usually declined by high street lenders.

This includes help for those borrowers who may have experienced CCJ's, Defaults, Mortgage Arrears, an Individual Voluntary Arrangement or Bankruptcy.

  • Self-Employed / Self Cert Mortgages
For those borrowers who are in Self-Employment and who may not have a traditionally acceptable accounting profile, you'll be pleased to know we have specialist mortgage lenders within our portfolio who are able to provide specialist mortgage products to suit you.

  • Bridging Finance
Bridging loans can be used in instances where funds are urgently required to secure properties that may otherwise be lost, and are often used when the sale of an existing property has not yet completed.

  • Buy to Let
We have specialist mortgage lenders within our lending panels that have developed a range of buy-to-let mortgage products that cover most investment type properties, and will advance up to 85%-90% of the property value.

  • Commercial Funding
We also have specialist lenders on our mortgage lending panels who will consider lending money on semi-commercial properties, such as shops with living accommodation, and pure commercial properties, for instance: hotels, guest houses, factory units etc.

  • Equity Release Schemes
Additionally, we also have specialist lenders in our lending portfolio who are able to provide regulated equity release products, the two main products being Home Equity Release Mortgage Schemes [HERMS], and Home Reversion Plans.

  • Non Standard Construction Mortgages
Most conventional lenders restrict properties on which they will secure borrowings on to those that are of "standard construction" i.e. constructed of bricks and mortar with a tiled or slate roof. The problem is, many properties, especially former council houses were of "non standard" construction, usually pre-cast concrete slabs, or concrete poured on site. Some are considered as being of "defective" construction, although we can usually arrange funding, but only up to 75% loan to value).
