How long does a remortgage take to complete?

The remortgage process is somewhat different to buying or selling property. You already own your home, and as a result, many of the usual formalities of conveyancing are drastically reduced. Because of this, our remortgage processes will usually take somewhere between 15 and 20-business days on our fast-track system!

What steps are involved with a remortgage?

Once we have carefully assessed your circumstances and requirements, one of our mortgage specialists will provide you with advice and a recommendation on the most suitable mortgage product, commensurate with your circumstances, requirements, and aspirations.

The advisor will then help you complete all the documents. From this point we will:

  • forward your application and supporting documents to the lender
  • instruct your nominated solicitor, and
  • obtain a valuation of your property.

Our Mortgage Administration Team will then continually liaise with your solicitor, the lender, and valuer; and keep you updated at the significant stages of the transaction.

In the meantime,your solicitor will:

  • Request your deeds and mortgage redemption statement from your existing lender
  • Check the title to your property, and await the lender's Mortgage Offer of Advance
  • Receive and comply with the lender's instructions
  • Carry out searches as appropriate
  • Forward the Mortgage Deed to you for signatures
  • Prepare and agree a draft Completion Statement
  • Agree a date for completion with you (the lender usually requires one week's notice)
  • Receive the remortgage funds from the lender
  • On Completion Day, repay your existing secured borrowings, and
  • Collect all fees, legal costs and disbursements
  • Register the new mortgage at HM Land Registry
  • Forward the deeds to the new lender

There are no upfront broker fees.
However, a fee may be charged on successful completion. An indication is that on conforming cases (straightforward applications with no or minimal adverse credit) a fee may be charged of up to 1% of the amount advanced, typically £795 and will depend on your circumstances.
For non-conforming cases (where case research and processing may be more complex due to adverse credit or unusual circumstances), a fee may be charged of up to 3% of the amount advanced, typically £1,995.
