What is Registered Title exactly? Registered Title explained!

So what is Registered Title then? Well, as we hit upon in the introductory text, Registered Title confirms the right of ownership of a property that has been registered at HM Land Registry and serves as legal evidence of title to a property.

Once registered, ownership of the property, together with the rights that are attached to it, is guaranteed by the State. All interests in land that are registered at the Land Registry are allocated a unique Title Number.

The entry within the register contains a range of information about the Title, its owners, and any charges that may affect the land.

The register is divided into three sections:

  • The Property Register (describes the property)
  • The Proprietorship Register (records who owns the property)
  • The Charges Register (details mortgages or other rights affecting the property)

Therefore an inspection of the registered title will reveal:

  • who owns it
  • a description of the property
  • the mortgage lender
  • rights of way and other rights affecting the property
  • restrictions and other conditions

Why is the information contained within registered title useful to me?

Registered title can be useful if you:

  • want to find out who owns a particular property
  • need to inspect the register or a title plan of a property you own
  • want to confirm the extent of a property
  • have seen an unoccupied property and would like to contact the owner with a view to purchasing it
