The role of the NHBC and new properties in the UK

So to recap then, the National House Building Council (or NHBC for short) is the United Kingdom house-building body that sets industry standards for newly built, and newly converted properties. The NHBC provides consumer protection for new homebuyers and also issues warranties and insurance protection to cover those properties built by NHBC registered builders and developers.

The NHBC reviews, sets and maintains the standards of construction for new homes, and ensures that its registered builders comply with the rules and standards laid down by the NHBC. The NHBC also provides a comprehensive range of services including engineering and technical advice and training, as well as health and safety, environmental and energy-rating services for new homes.

What is the NHBC "Buildmark" Certificate?

Approximately 80% of the new homes built in the UK each year are now built and covered by one of the 20,000 or so NHBC registered builders, and therefore benefit from the NHBC's warranty called "Buildmark".

The Buildmark warranty and insurance policy covers the property for ten years, and is widely acknowledged as being the United Kingdom's most comprehensive building warrant covering over 1.5 million homes.

The NHBC Buildmark Certificate is a very important feature of a property that has been built within the last ten years, and is usually a lender requirement for mortgage funding. Fact of the matter is, if the property you are purchasing is under ten years old, and doesn't have an NHBC Buildmark Certificate; the lender is unlikely to grant a mortgage, unless architect's certificates can be produced!

So highly viewed is the NHBC Certificate, Mortgage Lenders consider the build standard backed up by the warranty and insurance cover to be a valuable indication as to the quality of the security, both for you as the purchaser, and for them as lenders.
