So, what are Local Authority Searches? Well, as we touched upon above, a Local Authority Search is a type of Property Search undertaken by your Solicitor as part of their conveyancing duties within the House Buying Process, in conjunction with the Local Authority to which the property you are buying resides within.
The main purpose of Local Authority Searches is to check to see if there are any major proposed local authority plans that could adversely affect the property you are considering purchasing, and its value.
Local Authority Searches, or Local Searches as they are often called, will generally reveal the following types of planning proposals that affect your new home and the area where it is situated.
The solicitor will also check the extent of the area covered by the search, and whether it is based on adjoining properties, the road where the property is situated, or the entire neighbourhood.
Once applied for, experience shows that the local authority search will take between two and three weeks, although some local authorities can take notoriously longer - sometimes six weeks or more!
It must be born in mind that some mortgages can take an unexpectedly long time to complete, often as a result of the complexities of a property chain. In these cases, the searches may become outdated and thus recent planning proposals may not be covered.
