What are Licensed Conveyancers?
So, the legal process of transferring property ownership from the seller to the purchaser is known as conveyancing.
Thus if you are buying or remortgaging a property, you will usually require the services of either a Conveyancing Solicitor or a Licensed Conveyancer.
The alternatives to Licensed Conveyancing
In addition to Licensed Conveyancers and Conveyancing Solicitors being able to handle the legal process of transferring property ownership, there is also a third option - you can actually do it yourself!
However, the process is complicated, and if you have little or no experience in legal conveyancing, it is not advisable to take this route.
Licensed Conveyancers and Solicitors and considerations to take into account
Although Solicitors have traditionally undertaken conveyancing work, in recent years licensed conveyancers are taking a small, but increasing share of this type of legal work. It is important to remember that licensed conveyancers are not solicitors. However, they are specialists in all aspects of property conveyancing, and are regulated by the Council of Licensed Conveyancers.
In essence there are few differences whether you choose a Licensed Conveyancer or Conveyancing Solicitor to undertake your property conveyancing, although you should probably take the following aspects into consideration:
- Cost: but beware, the most expensive is not necessarily the best, and sometimes with the cheapest, you get the level of service you pay for!
- Experience: if you choose a solicitor, you need to be sure they are experienced in property conveyancing.
- Efficient and Effective: some solicitors are often very busy on other litigational work, and may not be able to provide the efficient and attentive service you will undoubtedly require.
- Fixed Fees: it's worth checking whether the legal representative that you have chosen will provide you with fixed legal costs, or an approximate cost for conveyancing including Stamp Duty, search fees and VAT.

For non-conforming cases (where case research and processing may be more complex due to adverse credit or unusual circumstances), a fee may be charged of up to 3% of the amount advanced, typically £1,995.
