What is an Environmental Search?

The Environmental Search is a type of Property Search available to purchasers of properties, so that they can be aware of the site on which the property is built, together with information to show as to whether the property is likely to provide a suitable investment, and a suitable environment for the family.

Different types of Environment Searches

There are two main different types of environmental searches.

These are domestic/residential environmental searches and commercial environmental searches for commercial properties. Let's take a closer look:

  • Domestic (Residential) Environment Searches
    There are various levels at which these reports are offered, although the standard domestic Environmental Search will usually provide a Risk Assessment compiled by a professionally qualified Environmental Surveyor having specialist knowledge in Environmental Law and Science, and contaminated land issues, and an appraisal as to how these may impact on the land and property. The cost of the basic report will typically be in the region of £60 - £100.

  • Commercial Environment Searches
    Other Environmental Reports are available from professionally qualified Environmental Surveyors for those seeking a comprehensive search on commercial properties. This type of report is ideal for businesses wishing to carry out an initial screening of a new site, and the means to assess environmental risks and liabilities attaching to commercial properties. The cost of this type of search ranges from £250 upwards.

    This type of Report will usually include aerial photographs, as well as large-scale historic maps that may highlight potential risks that are not evident on small-scale maps. This type of Commercial Environmental Search report will usually set out:


    • the key findings
    • recommendations and guidance
    • state the most sensitive application for which the site may be used
    • the level of risk
    • any remedial work necessary under current legislation
    • proximity to landfill sites
    • petroleum/fuel sites
    • pollution incidents

There are no upfront broker fees.
