So, as we touched upon during the introductory paragraphs, disbursements is the name given to a cost your Solicitor will pay out on your behalf during their involvement within the mortgage process.
Disbursements will vary on the type of transaction the Solicitor is acting upon, i.e. sale, purchase or remortgage, as each one has different aspects and services involved. The costs will also vary from property to property.
So, for a mortgage, disbursements may include many different types of property searches, and could include some or all of the following types of expenditure. We can split the likely disbursements to the three stages involved in the transaction.
The disbursements on remortgaging are not as voluminous or expensive! The Solicitor's disbursements here will include some or all of the following:
In addition to the solicitor's disbursements, i.e. the costs the solicitor incurs on your behalf, there will also be other costs and expenses. Usually these are charged as an all-encompassing fee for the solicitors legal work and will generally include an amount for issuing correspondence, postage, telephone calls and fax transmissions.
However, any special additional work that may be carried out by the Solicitor is likely to be invoiced separately.
Additional work may include "transfers of equity", e.g. removing a former partner's name from the ownership, or adding a new partner into ownership.

There are no upfront broker fees.
However, a fee may be charged on successful completion. An indication is that on conforming cases (straightforward applications with no or minimal adverse credit) a fee may be charged of up to 1% of the amount advanced, typically £795 and will depend on your circumstances.
For non-conforming cases (where case research and processing may be more complex due to adverse credit or unusual circumstances), a fee may be charged of up to 3% of the amount advanced, typically £1,995.
