A Deed of Easements is a document contained within the Title Deeds of a property that sets out the details of all easements on the property in question. This will pass on with the land whenever ownership is transferred.

What is a Deed of Easements?
So, a Deed of Easements then, is the document contained within the Title Deeds to a property that sets out the rights attaching to the easement itself and will pass on along with the land whenever ownership is transferred.
An easement itself is the right one person may have over the land of another.

- the right of way
- the right to light
- the right to bring underground services such as water, gas, electricity, drainage, telephone and other cables
- the right to hang a sign
How will I know if there's an Easement on the property I am buying?
The Solicitor will advise you of any easements or other rights of way over the property you are intending to buy (or if you are experiencing difficulties with a right of way in respect of a property you may already own).
